This is a recording of an SFBA Chapter event held on 4/17/2019, featuring presentations from Marina Chavez-Blanco of Gabel Energy, and Raghu Sunnam from Stok.

There were 59 registered attendees — including remote attendees — for the event, which was held at Integral Group in Oakland, California. IBPSA-USA board member Erik Kolderup also noted that the in-person attendees that evening were a 50/50 gender split.

Presentation 1: 2019 Energy Code – IAQ Modeling for Multifamily Buildings 

The upcoming 2019 Energy Code brings big changes to ventilation requirements for multifamily projects. This presentation will review new ventilation code requirements and explore the different pathways to demonstrate compliance.  Together we will review the 5 most common multifamily ventilation schemes to see how they stack up against the new code requirements including software modeling techniques. In the end attendees will acquire a strategy to approach multifamily ventilation with their design teams for the 2019 energy code.”

Presenter: Marina Chavez-Blanco, Gabel Energy

Marina Chavez Blanco is a senior energy analyst at Gabel Energy. She is a Certified Energy Analyst (CEA) and LEED Accredited Professional (LEED AP) providing energy consultant services primarily focusing on commercial and high rise residential projects. She also instructs classes on behalf the Energy Code Ace program. Marina holds a degree of architecture from Cal Poly San Luis Obispo. Her architectural background helps her work with clients to integrate energy saving measures into their designs to meet the California Energy Code requirements while still maintaining the project goals.


Presentation 2: Impact of IAQ on occupant satisfaction through ongoing monitoring 

Sustainable building practices have taken the AEC industry by storm and have become an integral part of the design and construction process. Rating systems such as LEED and WELL provide guidance about the metrics that can be used to quantify the impact of such practices on several fronts. Using the same metrics as in the past, the latest version of LEED certification is also able to hold these projects accountable for the savings that are achieved throughout the building lifespan. Indoor air quality (IAQ) is one area where project teams currently do not have clear guidance about monitoring the building performance over its lifetime. This session presents a study that used specialty low-cost sensors to track IAQ parameters like particulate matter (PM), volatile organic compounds (tVOC), and CO2 concentration in a conference room over several months. While some of these parameters can be sensed by occupants, some of them cannot be easily sensed but have an impact on occupant health. The collected sensor data was then analyzed to identify correlation between the monitored IAQ metrics and occupant satisfaction within the space. This presentation will walk attendees through the approach undertaken to use the IAQ data and occupant satisfaction survey to make design decisions to retrofit the conference room.

With a background in Architectural Engineering and Construction Management, Raghu provides energy modeling and commissioning services at stok. Pulling on diverse expertise in architecture, Building Information Modeling (BIM), and sustainable design, Raghu helps projects achieve their sustainability goals through information modeling and data analytics. At stok, Raghu specializes in energy modeling, commissioning, and monitoring based commissioning. Beyond his professional commitments, Raghu is pursuing his PhD in Civil and Environmental Engineering as a part-time candidate at Carnegie Mellon University (CMU). Through his research, he is working to extend the applicability of BIM data schemas to represent HVAC controls specifications to assist with monitoring based commissioning.
